These terms apply to every quotation we issue and every commission we accept. Confirming a quotation — by signing it, paying a deposit, or instructing us in writing to proceed — means you accept them. They are governed by the laws of Malaysia, and nothing in them limits your rights under the Consumer Protection Act 1999.
1. Quotations
- Quotations are itemised, in Ringgit Malaysia, and valid for 30 days from issue.
- A quotation becomes fixed after our site measurement. If a site condition we could reasonably have detected at measurement later increases cost, that increase is ours to absorb.
- Changes you request after confirmation are quoted separately as a variation before any additional work begins.
2. Deposits and payment
- Residential commissions: 50% deposit to schedule fabrication, 40% before delivery, 10% on completed installation and your sign-off.
- Commercial projects follow the payment schedule stated in the quotation.
- Deposits reserve workshop time and purchase materials; they are refundable in full only before materials are ordered and cutting begins.
3. Drawings and approval
Fabrication starts only after you approve the final drawings. Approved drawings are the definitive description of the commission — where a conversation and a drawing differ, the drawing prevails. Please review dimensions, door swings and finishes carefully at this stage.
4. Natural materials
Timber is a natural product. Grain pattern, knots and colour vary between boards and change gradually with light and age; veneer sequences vary between sheets. These characteristics are inherent to real wood and are not defects. We will always show you representative samples before fabrication.
5. Delivery and installation
- Installation dates are committed in writing once fabrication is underway. If we need to reschedule, we tell you at the earliest opportunity and agree a new date.
- You are responsible for site readiness: clear access, completed wet works and available power. Aborted installations caused by an unready site may incur a re-mobilisation charge.
- Risk in goods passes on delivery; title passes on full payment.
6. Warranty
- Built-in residential commissions: five years on workmanship and joinery from installation.
- Loose furniture: one year. Commercial installations: two years unless otherwise stated in the quotation.
- The warranty covers defects in workmanship and materials under normal use. It does not cover damage from misuse, water ingress, alterations by others, or ordinary wear such as surface patina.
- Hardware carries its manufacturers' warranties, which we administer on your behalf.
7. Cancellations
You may cancel before material ordering for a full deposit refund. After cutting begins, cancellation charges reflect materials consumed and workshop time booked; we will state the exact figure when you ask. Details of refund handling are in our Return & Refund Policy.
8. Liability
Our total liability in connection with a commission is limited to the price paid for it, except where Malaysian law does not permit such a limit — nothing here excludes liability for death, personal injury, or fraud.
9. Intellectual property
Drawings and designs we produce remain our property until the commission is paid in full, after which you receive a licence to use them for the commissioned piece. We may photograph completed work for our portfolio unless you ask us not to — a single email is enough.
10. Disputes
Talk to us first — almost everything is resolved with a site visit. Failing that, disputes fall to the courts of Malaysia, without prejudice to your right to bring a claim in the Tribunal for Consumer Claims Malaysia where eligible.
